Articles of argreement entered into this 9th day of April A.D.
1842 between Griffin & Glazebrooke of the City of Richmond of the
one part and Alexr H. Rutherfoord of the said City of the other
part-

The said Griffin & Glazebrook hereby agree to do all the
carpenter work for a dwelling house thirty-nine feet square out
to out, according to a plan to be hereunto annexed, and to
furnish all the materials for the same including locks, hinges,
bars, & bolts, hasps & staples, window fastenings & c. &c
for the sum of twenty-four hundred and ninety three dollars and
forty-three cents ($2493.43)

The said Griffin & Glazebrook hereby further engage that all the
plank, scantling, shingles and other materials be well seasoned
and of the best quality, and that the workmanship, shall be be
executed in a handsome and substantial manner-

The basement story is to be eight feet pitch in the clear, two
and a half feet below, and five and a half feet above the
surface, seven six light windows, twelve by eighteen inches,
sash, venetian shutters, sill casings & c complete, one outside
six pannel door with pannel jambs and cap, to be neat and
substantial with good lock & c complete, five inside batten
doors, to be complete with good locks, latches & c the two
servants rooms & store room to be neatly floored, with good
beaded washboard, the kitchen be provided with suitable dressers
and shelves, a neat stair-way to the next story, with fourteen
risers- a lintel over the kitchen fireplace-

The first or principal story to be twelve feet in the clear, the
floors of plank of the best quality, without knots and not
pieced, six twelve light windows, twelve by eighteen inches, two
of which with pannel doors handsomely finished to open into the
portico and venetian shutters to come down to the sill outside
all the windows to be boxed and to run with weight with venetian
shutters, the shutters in front to work on rollers, all the
sashes to windows to slide up and down, two blank windows with
venetian shutters & c, seven inner doors, one pair large folding
doors betwen the parlor and dining room, and one outside door
with lights around, all the doors and windows to be handsome and
of suitable size and similar to those in the same story of the
house now occupied by Wm R. Myers Esq., all the locks & c with
silver plated mountings, one wooden mantle to be complete for the
setting room and to correspond in finish with those in the other
rooms, (which are to be of marble) the store room adjoing the
dining room to be suitably shelved; handsome well finished
washboard throughout, a handsome stair-way with mahogany rails
from this to the next story; all the materials (including locks,
fastenings to doors and shutters & c & c) and the workmanship to
this story on the exterior as well as the interior to be simlilar
and fully equal to that of the first or principal story of the
house now occupied by Wm. R. Myers Esq, except that the door
between the parlour and dining room is to be folding instead of
sliding-

The second or upper story to be ten feet in the clear, floors of
good, well seasoned plank, without knots and not pieced, seven
twelve light windows with venetian shutters & c to be complete,
to be boxed and to run with weights, with upper & lower sashes to
slide up and down, two blank windows with venetian shutters & c
complete, five six pannel doors with good locks & c good
washboard throughout, shelves & convenient fixtures to the small
room, three neat & good mantles of wood (a convenient and neat
step ladder to the garret, which is to be floored); This story to
be handsomely finished and corresponding with that of the house
now occupied by Doctor Plummer--The wooden caps and sills to all
the doors and windows throughout the whole house outside to be
similiar to those of the house occuped by Wm R. Myers Esq-

Roof to be hipped with guttered and fancy cornice & blocking, and
balustrade at the top, all of which to be similar to that of the
house now occupied by Frederick Bransford Esq; the roof to be
shingled with good cypress shingles, a sky light to be water
proof, a handsome front porch of the best materials, similar in
size and workmanship to that belonging to the house now occupied
by Samuel Taylor Esq; roof to be water proof; a portico in the
rear similar to Col. Mumford's except that it will be twenty feet
long and eight feet wide, so as to take two windows, with four
large and columns, roof to be water proof, to be floored with
well seasoned good plank, steps under the portico to come out of
the cellar- Roof to the portico to be shingled, with handsome
blocking and guttered cornice & c-  Eighteen pannels pailing
fence to be neat and similar to those of Capt Wren and Joseph
Mayo, with heart cedar posts with one gate, hinges lath & c
complete; nineteen pannels board fence dressed on both sides &
capped, with similar posts, the old fence in front or at the side
to be taken down and removed to the rear line of the lot--And it
is understood between the parties if any thing is omitted in
these specifications necessary to render the dwelling house
complete the same is to furnished by the said Griffin &
Glazebrook--

In consideration of the premises before mentioned the said Alexr
H. Rutherfoord hereby agrees to pay to the said Griffin &
Glazebrook as above mentioned the amount of twenty four hundred
and ninety three dollars and forty-three cents in the following
mannner--He will pay to William C. Allen the amount which the
Griffin & Glazebrook may become indebted to him for brick work to
be done in the course of the present year by the said Wm C. Allen
for the said Griffin & Glazebrook provided the same shall not
exceed the amount of fifteen or sixteen hundred dollars, and the
balance which may remain due to the said Griffin & Glazebrook
after the payment to the said Wm C. Allen; he the said Alex H.
Rutherfoord will pay to the said Griffin & Glazebrook one half in
four months, & the remainder in six months after the completion
and delivery of the work herein before contracted for--

It is further understood and agreed on by the parties that it
shall be allowed to the said Alexr H. Rutherfoord to make such
alterations in the plan of the building or such addition as he
may think it fit, provided he gives notice of such alterations or
additions before the work for the same is executed, and that for
such alterations or additions deductions and additions in prices
shall be regulated agreeably to the estimate rendered by the said
Griffin & Glazebrook--
